The Varde Innovation Campus is also often referenced as Varde Park in the public, as the legal entity behind the project is called Varde Park ApS.
Varde Park ApS was incorporated in August 2022 and is owned by Spectra DC Holding in Luxembourg, with Bruno Vannini registered as CEO. Bruno Vannini is also listed as a Managing Partner of Icona Capital and Managing Director of AiOnX.
The local municipality, Varde Kommune, initially prepared rezoning part of the area (37 hectares) from agricultural use to data center use back in 2021 (zoning plan 23.03.L08). In 2023 the municipality looked into expanding the scope of the area, to meet the demand they were seeing.
The area was chosen due to the close proximity to the new Endrup-Idomlund 400 kV transmission line, as well as new subsea cables landing close by in 2019 and 2020. The initial plan allowed for data centers up to 40.000 m2 to be constructed, with a building height of up to 20 meters and up to 3 floors. However, the application exposes that a combined area of 400.000 m2 is expected across 12 data center buildings, with a building height up to 27 meters + technical equipment going up to 32 meters, while generator exhaust will be up to 40 meters (up to 120 exhausts expected).
According to renderings submitted to Varde Kommune, the campus will be split into a northern and southern part divided by Roustvej. The northern part is 59,57 hectares and will have 140.000 m2 with 5 data center buildings, while the southern part is 51,96 hectares and will have 260.000 m2 with 7 data center buildings. In addition to the 12 data center buildings, the renderings indicates there will be additional buildings for operational and technical purposes.
The campus will be completed over multiple phases, with start in 2029 and operational stage by 2032 - possibly faster if energy supply can be established earlier by Energinet, who is constructing a new transformer station by Furtmose. An 800 MW grid connection agreement with Energinet was signed in May 2025. Energinet currently expects the connection to be available by November 2032.
The final campus is expected to employ between 200 and 350 people once fully built.
