This 75-acre site is planned to host a 300-megawatt facility with an estimated investment of $1.1 billion, comprising three buildings. The project benefits from its M-1 Light Industrial zoning, allowing data centers by-right, and is situated within an opportunity zone, making it eligible for tax incentives. The campus is strategically located between I-95 and County Drive. NuVu purchased the undeveloped land for $4.12 million. The design adheres to Petersburg's M-1 zoning requirements, with no variances or special exceptions needed, and includes measures for noise reduction and environmental considerations, such as maintaining a buffer of over 100 feet from adjacent property lines and utilizing dense natural buffers.
