EdgeCore’s planned data center campus in Louisa County, Virginia is set to become one of the largest in the United States, with a projected capacity of over 1.1 GW and a total footprint of 3.9 million square feet. Announced in June 2025, the project involves a $17 billion investment and spans 697 acres within the Shannon Hill Regional Business Park, strategically located near Interstate 64 and within network reach of Northern Virginia’s data center hub.
The facility will feature high-density infrastructure and utilize a closed-loop chilled water cooling system with a water usage effectiveness (WUE) below 0.01 L/kWh—minimizing environmental impact while optimizing operational efficiency. Power will be supplied by Rappahannock Electric Cooperative, and the site is designed with multiple fiber access points and low geographic risk.
EdgeCore’s development is backed by local and state support, including $13.6 million in economic development grants and $29.5 million in utility infrastructure investments. The project is expected to generate significant tax revenue, job creation, and long-term economic growth for the region.
