The Branders Bridge Road Data Center, also known as the Chesterfield Technology Park, is a proposed master-planned data center campus in Chesterfield County, Virginia. Spearheaded by Colorado-based developer Tract, the project aims to rezone 745 acres at 16100 Branders Bridge Road from agricultural to general industrial use to accommodate up to 11 data centers totaling approximately 2 million square feet.
The site is designed with a strong emphasis on environmental preservation and community integration. Nearly half of the property will remain as woodlands, wetlands, and conservation areas, with buildings set back at least 725 feet from Branders Bridge Road and surrounded by a 100-foot undisturbed buffer. The development will also avoid extending Amonte Parkway through the site, minimizing traffic impact.
Tract plans to fund significant transportation upgrades, including shoulder widening and dedicated turn lanes, to address concerns about road safety and access. The project is expected to generate substantial tax revenue and local employment, while maintaining a low-impact footprint with minimal strain on public services.
Despite receiving a recommendation for denial from the county planning commission due to traffic concerns, the final decision on rezoning is pending a vote by the Chesterfield County Board of Supervisors.
