Amazon AWS IAD - Louisa County

Amazon Web Services (AWS) has proposed a 7.2 million sq ft data center campus in Louisa County, Virginia, marking its third major development in the county’s Technology Overlay District. The project would span 1,370 acres just north of the Northeast Creek Reservoir and could represent an investment of up to $28.8 billion if fully built out.

The campus is designed to be developed in at least four phases, with AWS planning to construct up to seven substations to support the facility. The proposal includes not only data center buildings but also utility infrastructure, such as water and sewage treatment plants, telecommunications towers, and energy generation facilities.

Each 250,000 sq ft of data center space is projected to bring $330 million in real estate investment and $670 million in equipment, generating $4–5 million in annual tax revenue. The buildings will maintain a minimum 300-foot setback from residential areas, with actual distances expected to be closer to 850 feet.
