Amazon Web Services (AWS) has acquired approximately 140 acres of land across four parcels in Manassas, Prince William County, Virginia. The purchase, totaling $152 million, includes two sites: 27 acres on Century Park Drive and 113 acres on Vulcan Lane. All parcels fall within the county’s Data Center Opportunity Zone Overlay District, which allows for data center development.
The Vulcan Lane parcels were sold by an affiliate of Vulcan Materials Co., while the Century Park properties came from Dreyfuss Management. Adjacent lots are also under rezoning review for data center use, with AWS named as a potential contractor or lessee.
AWS stated it is conducting due diligence to explore possible data center development on the site. This acquisition adds to AWS’s growing footprint in the region, which includes nearby land at Wakeman Drive, Dean Drive/Nokesville Road, Wellington Road, and Ashton Avenue. The area also hosts projects by Microsoft and Digital Realty, reinforcing Manassas as a strategic hub for hyperscale infrastructure.
