The proposed development spans 900,000 square feet across multiple buildings at 24000 O’Kelly Road, with the first phase targeted for completion by 2027. The site is currently owned by Crossroads Properties B, Inc.
To support the project, the developer has requested a rezoning of a 19-acre tract from Planned Industrial Development (PID) to Light Industrial (I-1), along with a conditional use permit for data center operations. The Hall County Planning Commission is scheduled to review the application in early September. A new on-site substation is also planned to meet the facility’s power demands.
The site benefits from proximity to Georgia Power’s high-voltage transmission lines and a natural gas transmission facility along its southern boundary.
