Gardner Property Campus

The Gardner Property Campus, developed by JK Land Holdings, is a proposed 1.8 million square foot data center project located at 14280 Gardner Mnr Pl in Gainesville, Virginia. The development is situated on the former Hillwood Camping Park site, which was acquired and its residents displaced in 2022. The project's construction timeline is projected to be five to seven years, contingent on power availability from a proffered substation.

Key modifications in the proposal include a reduction in floor-area ratio from 1 to 0.56 and a decrease in building height from 80 to 66 feet, with an additional 15 feet for rooftop equipment. The project is located outside the county's Data Center Opportunity Zone Overlay District, necessitating a special use permit and a comprehensive plan amendment. JK Land Holdings has also committed to architectural treatments with muted earth tones for buildings facing Route 29 and will avoid placing generators facing residential areas. The development has undergone extensive planning since its initial submission in December 2022, with the latest modified proposal submitted on July 1. Community concerns include energy infrastructure and transmission lines. The proposal will proceed to the Prince William County Planning Commission for recommendation before a final decision by the Board of County Supervisors.
