Amazon is set to anchor a major data center development in King George County, Virginia, where plans are underway for a 7.5 million sq ft campus across 869 acres. The site, formerly home to the Birchwood coal power plant, is being redeveloped by Birchwood Power Partners, which has requested rezoning and comprehensive plan amendments to enable industrial use.
Initial phases would include up to eight data center buildings totaling 4 million sq ft over 15 years, with construction expected to begin 18–24 months after zoning approval. Later phases could add another 3.5 million sq ft across adjacent parcels, along with multiple substations and new electrical distribution infrastructure.
The project marks Amazon’s first confirmed involvement in King George County, which only added data centers to its zoning ordinance in 2019. The site’s legacy infrastructure includes a Dominion substation and rail spur, though earlier plans for a solar farm have been shelved. The proposal has received preliminary approval from the county’s Planning Commission and will next be reviewed by the Board of Supervisors.
