Digital Dulles Campus

The Dulles Digital campus, situated in Sterling, is planned to eventually comprise 14 buildings and achieve up to 1GW of capacity, supported by six substations. Originally envisioned as 7.5 million sq ft across 425 acres, the scope has been increased to 11.7 million sq ft, positioning it as the world's largest multi-tenant data center campus. Digital Realty acquired the site, formerly known as Western Lands, in 2018 for $236.5 million from the Metropolitan Washington Airports Authority. Development plans were filed in 2020, with the first building completed in 2023. A joint venture with Blackstone is involved in the development of at least four buildings on the site.

Digital Realty is expanding its Dulles Digital campus in Loudoun County, Virginia, located off Old Ox Road. This expansion, managed through its Digital Western Lands, LLC affiliate, involves modifying an existing permit with the U.S. Army Corps of Engineers to construct two new data center buildings, relocate and expand substations, enlarge an electrical transmission easement, and update stormwater management facilities. The project will impact additional wetlands and streams.
