The IONIC Digital Cedarvale facility, located at 3013 FM 516 in Barstow, Texas, is a significant digital infrastructure asset with a total capacity of 234 MW. Ionic Digital has entered into a 10-year, triple-net lease agreement with Nscale, a vertically integrated AI cloud provider. This agreement is expected to generate approximately $2 billion in total contracted revenues, providing predictable cash flows and minimizing operating risk for Ionic Digital. The facility will support Nscale's partnerships with global technology platforms for modern computing and AI ecosystems. This lease allows Ionic Digital to diversify its operations, monetize its energy and infrastructure assets, and maintain its zero-debt position, while continuing its Bitcoin mining operations. The cash flows will also support fleet upgrades and potential expansion opportunities.
