Inch & Co. is considering a significant data center development in South Annville Township, Pennsylvania. The proposed campus, located near Mt. Pleasant Road on 100 acres, could comprise five data centers totaling approximately 640,000 sq ft and represents an investment of $1.7 billion.
The project is planned to be constructed in three phases, with each phase anticipated to be completed annually from 2027 to 2029. This development is projected to generate over $17 million in annual tax revenue, distributed among Lebanon County, the Annville-Cleona School District, and South Annville Township.
Inch & Co. has noted that residents in the PJM region, including South Annville, are already subject to electric rate impacts from existing data center growth. The company suggests that building the data center locally would provide offsetting tax benefits to the community, which would otherwise still face regional rate pressures without local economic gains.
