Townsite Solar 2 LLC, an affiliate of Skylar Capital Management, is proposing an institutional-grade, hyperscale/AI-ready data center campus on an 88.5-acre parcel in Boulder City, Nevada. The project is a joint venture with Arevon Energy, Inc., which partnered on the adjacent Townsite Phase 1 solar plus storage project. The data center will feature a maximum building height of 40 feet with non-reflective, earth-tone exterior materials designed to blend with the desert landscape. A key feature of the facility is its commitment to ultra-low or zero liquid discharge cooling. It will employ a hybrid closed-loop system, supplemented by city-treated effluent for approximately 10 months annually. This approach prioritizes the use of effluent over potable water, with estimated annual consumption not exceeding 650,000 gallons per day. When effluent is unavailable, the cooling system will rely entirely on power, requiring 20-25% more energy.
