The campus is situated in the southeast quadrant of the I-70 and Highway 19 interchange, with the majority of the land (≈ 780 acres) in unincorporated Montgomery County and the remainder (≈ 130 acres) within the city limits of New Florence. The core of the project includes three substantial primary buildings, each designed with over 1,080,920 square feet under roof. The development also incorporates essential infrastructure such as stormwater basins, substations (both Ameren-owned and applicant-owned), a guard station, visitor center, pump house, and water filtration building. The site will be fully fenced with multiple access points. Montgomery County Planning & Zoning has classified all on-site support facilities as integral to the data center definition, allowing the project as a permitted-by-right use within the Commercial Zoning District.
