A major data center development has been proposed for Cannon Falls, Minnesota, led by Tract, a Denver-based firm specializing in preparing shovel-ready land for hyperscalers and wholesale operators. The site spans 240 acres between Highway 52 and Rochester Boulevard and has already undergone initial environmental review.
Technically, the project includes plans for a dedicated substation, developed in partnership with Dakota Electric Association, to ensure stable and uninterrupted power delivery. The land will be rezoned from urban reserve to industrial, followed by conditional use permits and development planning.
The build-out is expected to take up to 10 years, creating approximately 1,000 construction jobs and 275 long-term positions with six-figure average salaries. While no end-user has been confirmed yet, the scale and infrastructure suggest readiness for large-scale data operations. Tract is also exploring other Minnesota locations, including Rosemount and Farmington, as part of its broader national expansion.
