Aligned Data Centers is expanding its presence at Quantum Frederick Park in Maryland, with plans to develop three additional data centers. The new facilities will span 1,149,000 square feet on a 74.89-acre site, adding to the company’s existing footprint in the 2,100-acre campus. The first building, IAD04, broke ground in February 2025, offering 72MW of capacity, with the full four-building campus expected to reach 264MW.
The Quantum Frederick Park project was originally developed by Quantum Loophole and TPG Real Estate, but TPG has since taken over as the sole developer. Aligned initially paused its plans in 2023 due to regulatory restrictions on diesel generators but resumed development after Maryland eased regulations for backup power. The campus is designed to support hyperscale and enterprise customers, offering high-density computing and fiber connectivity.
Beyond Aligned’s expansion, Rowan Digital Infrastructure is developing 11 buildings across three sites within Quantum Frederick Park, while Amazon has filed permits for 99 backup generators, supporting more than 258MW of capacity. The park is set to become a major data center hub, leveraging its strategic location and scalable infrastructure to attract leading technology firms.
