The Wolcott Data Center Campus, developed by Blue Ladder Development, is a 322-acre facility located in Wolcott, Indiana, near US Highway 24. The campus is designed with four data halls, each with a footprint of 327,612 square feet, along with a 50,000 square foot office building and a 100,000 square foot warehouse. A key feature is its closed-loop, dry-cooled system, which minimizes water usage for operations, similar to a regular office building, and eliminates the need for wells on the property. The project emphasizes its commitment to being a responsible neighbor by paying for its own infrastructure, including power, and not seeking any incentives, abatements, or subsidies. Blue Ladder Development projects significant economic benefits for White County, including approximately 1,000 construction jobs during build-out and full-time operating roles thereafter. Furthermore, the development is expected to trigger property tax cuts for all taxpayers in White County upon reaching full build-out in 2029, with substantial real estate taxes paid into the county annually. The campus also incorporates environmental stewardship through its water-efficient cooling, on-site stormwater management, and significant setbacks from neighboring land and US Highway 24, with noise levels limited to under 50 dB-A at adjacent dwellings.
