T5 Data Centers - T5@Grayslake Campus

T5 Data Centers is set to establish a significant presence in Grayslake, Illinois, with the development of a new 480MW data center campus. This ambitious project will span 160 acres and is strategically located 40 miles north of Chicago, an area known for its robust data center market due to favorable tax incentives, a skilled labor pool, and established connectivity. The first phase of the campus is expected to be operational by Q4 2027, providing 60MW of IT capacity.

The site at 30907 North Alleghany Road has been acquired from the Alter Group for $29.4 million and is already zoned for data center use. An on-site electrical substation will ensure efficient and redundant utility power, catering to the growing demand for large-scale data center capacity, particularly for cloud and artificial intelligence workloads.

T5's customer-centric approach allows for a range of build-to-suit data center capacity options, from powered shell to full turnkey delivery, including the integration of T5’s construction and operations services. This flexibility, combined with T5's proven track record in managing execution and operational risk, positions the Grayslake campus as a future hub for data center innovation and service excellence.
