Arena Investors AI R&D

Arena Investors is planning to transform a vacant warehouse at 199 Bassett Street in San Jose, California, into an eight-story AI research and development facility. The 281,800 sq ft (26,180 sqm) building will replace two existing industrial structures and include a mix of lab space, offices, and IT white space.

The design features a basement-level substation, three floors of data halls, two floors of generators, and a rooftop cooling plant. Ground level will include two lobbies and a retail space, integrating the facility into the urban fabric. While specific capacity figures and timelines haven’t been disclosed, the project reflects a strategic pivot from earlier residential development plans for the site.

Arena acquired the property in 2022 after a foreclosure, and this marks a significant shift toward AI infrastructure in downtown San Jose.
