Vermaland, a prominent land developer in Arizona, has announced plans for a $3.3 billion data center campus just west of Phoenix. The proposal envisions more than 3 million square feet of development across four land parcels, with a central focus on hyperscale and AI infrastructure.

The project is strategically positioned to leverage both regional fiber connectivity and proximity to renewable energy resources, aligning with industry demand for sustainable and high-density computing environments. Vermaland’s concept includes power substations, underground infrastructure, and the potential integration of solar energy, reflecting Arizona’s strengths in land availability and sunlight exposure.

If realized, this campus would be one of the largest purpose-built data centers in the state, marking Vermaland’s evolution from land banking to direct infrastructure development. The company plans to complete construction in phases, with full buildout anticipated over several years.
