EdgeCore Florence Tech Park - Building 8

Ryan Companies and EdgeCore Digital Infrastructure are planning a major data center and industrial campus in Florence, Arizona, about 60 miles southeast of Phoenix. The proposed development spans over 780 acres and is part of the transformation of the Dobson Farms master-planned community into a hub for industrial and digital infrastructure.

EdgeCore’s portion of the project could include ten two-story data centers, each measuring approximately 332,100 square feet and delivering 72MW of capacity. The plan also features four substations to support high-density power needs.

Ryan Companies’ proposal outlines five data centers, two office buildings, and a general industrial facility, with site plans suggesting up to 11 industrial buildings and two switch yards. Another developer, Strand 600 LLC, has proposed more than 30 industrial buildings on its adjacent parcel.

The site is being rezoned from suburban to industrial use, and the project is still under review by local planning authorities. If approved, this campus would significantly expand Florence’s role in Arizona’s fast-growing data center market, which already includes major players like Meta, Google, and Microsoft.
