The development aims to redevelop part of the existing industrial site, balancing technical constraints with landscape considerations to create a data center complex. Segro highlights that this data center proposal will significantly reduce heavy goods vehicle (HGV) movements from the site, offering a reduction in noise and disturbance compared to the previous heavy industrial uses. The site's history includes use as a gravel pit, a cement works, and currently hosts various industrial businesses. The development will include new access roads, parking, landscaping, and power distribution infrastructure.
