Manor Farm Propco, a development by Tritax Big Box, is a planned data center located on a 74-acre plot near Heathrow, London, within the Slough availability zone.
At full build-out, the site is projected to deliver up to 147MW of power. The first phase involves a 107MW data center spanning 448,000 sq ft, with construction anticipated to commence in H1 2026, pending planning consent. This initial phase will be developed on a "powered shell" basis. A potential second phase could add an additional 40MW, with completion slated for H2 2027.
Tritax Big Box has formed a joint venture with an unnamed European renewable and low-carbon energy power generator to secure grid connections to two independent substations for the Manor Farm site. The land was acquired from Airport Industrial Property Unit Trust (AIPUT).
