Ebbsfleet AI Data Centre Campus

The Ebbsfleet AI Data Centre Campus, developed by Clearstone Energy, is a significant 300MW data center project located near Dartford, on the outskirts of London. Spanning 145 acres, this campus is strategically positioned adjacent to the HS1 railway line and A2 motorway, offering excellent connectivity. It is designed to cater to the increasing demand for AI-ready digital infrastructure from data center operators and their enterprise clients in the London region.

The project has been designated a Nationally Significant Infrastructure Project (NSIP) by the UK government, requiring a Development Consent Order (DCO). Power will be supplied via a connection to the National Grid's transmission network. The development will adopt a modular approach, with data center buildings expected to cover a footprint of 60,000 sqm. Clearstone is targeting an operational start date of 2030.

The campus is projected to create substantial local economic benefits, with an estimated 750 workers on-site annually during the 3-year construction period and an additional 420 net jobs once operational. Clearstone is committed to community engagement throughout the planning process, with public consultations scheduled. The project team includes Gensler for architecture and design, and AECOM for infrastructure and engineering consultancy.
