LANDEV Data Center is a data center development by Landev Real Estate at 710 Notre-Dame Est in Trois-Rivières, Québec, located between Montréal and Québec City.
Phase 1 is designed to deliver 4.9 MW of critical IT capacity in a Tier III-designed facility, with a site pathway to 30 MW+ expansion (subject to Hydro-Québec's large-load process). Power is supplied by Hydro-Québec, with more than 95% renewable hydroelectricity at highly competitive industrial rates. A written obligation to serve has been confirmed for the sub-5 MW phase, with an estimated connection timeline of approximately 6 months — no multi-year grid queue.
The project is a work in progress: feasibility studies are complete and the facility is targeted for delivery approximately 12-18 months from anchor lease execution, with readiness targeted for 2027-2028. Colocation and build-to-suit options are available for AI, cloud and HPC tenants, and anchor-tenant requirements can still shape the final design. The site supports Québec Law 25 data-residency requirements.
