The facility spans two stories and offers 112,000 square feet of built area. It is currently undergoing a $20 million upgrade to modernize its power systems, enhancing its capacity to support high-performance computing and cloud-based applications.

The data center has expansion potential, with plans to add an additional 90,000 square feet of space and 12 megawatts of power capacity. This acquisition was part of a sale-and-leaseback transaction, allowing IBM to continue operations under medium-term leases. The Toronto data center is a key component of BentallGreenOak's strategy to invest in technology-driven real estate and expand its presence in the digital infrastructure sector.
