Northern Concept Swanb Pty Ltd has filed plans for a substantial data center development in Swanbank, located within the Ipswich City Council area, southwest of Greater Brisbane, Australia. The proposed facility is slated for an 8-hectare site at Lot 5 Six Leaf Street. The project includes plans for a 10-story building with Stage 1 offering a gross floor area of 103,955 sqm, including 80,485 sqm of data hall space. Stage 2 is planned to add 77,040 sqm with 56,130 sqm of data hall space. The site's strategic location is near Powerlink Queensland’s Blackstone Substation and a planned 200MW battery energy storage system, as well as the Swanbank Energy Precinct. City staff have recommended the project for approval, subject to conditions, with potential for future expansion under separate applications.
